Beach Development

Using the coast without building on it

Many Greek beaches do not need more visitors. They need more value per visitor, with less pressure on roads, water and nature. Our model for new beach sites is built around that idea.

The season cycle

Every site follows the same three stages

  1. Before the season

The site is photographed and documented. Light, movable equipment goes in: wooden furniture, shades, cushions and natural materials, with no concrete and no permanent fixing.

  2. During the season

The site is cared for and cleaned every day, with or without guests. In strong weather the equipment is secured or temporarily withdrawn.

  3. At the end of the season

Everything is removed and the site is photographed again. The beach returns to its natural state.

Two formats

The place decides the format

Every shore is different. Its access, its neighbours and its character decide what kind of site makes sense there.

Coves reached from the sea

For shores with no road access. Small private groups arrive and leave by boat, one group at a time.

  • No commercial transactions on the beach
  • No toilets, no refrigerators, no water, sewage or power connections
  • Everything guests need comes from their boat
  • All waste leaves with the boat

Beaches with land access

Organised seasonal sites such as Emirato, where guests arrive by road and services are offered within the terms of the concession and the applicable licences.

  • Seasonal, movable equipment only
  • Free passage along the shoreline
  • Daily cleaning and care of the site
  • Complete removal at the end of the season

Our commitments

What we commit to on every site

  • Free access to the shore

We keep a free zone along the water for everyone to pass. No fences and no barriers.

  • No permanent construction

Only seasonal, movable equipment. We do not seek to extend the use of a site beyond what was granted.

  • Protecting the seabed

Anchoring on sand only, never on Posidonia oceanica meadows, which hold the sand of the beaches in place.

  • Zero-trace documentation

Photographs before installation and after removal, available to the municipality.

  • Local producers and local people

Hospitality based on local products, and priority to local staff and suppliers.

  • An eye on remote shores

We report illegal activity, fires or pollution to the municipality and the port authority.

  • One responsible person

A named contact for each site and civil liability insurance for the activity.

  • Reviewed every year

Each season is reviewed with the municipality.

The public process

Working with municipalities and the State

New sites follow the public process for the use of the seashore under Greek Law 5092/2024. Each year the State Property Service designates sections of shore for simple-use concession, with the opinion of the municipality, and awards them through electronic public auctions.

Coast Nomads already holds a seashore concession awarded through this process (Halkidiki, 2026). For each new site we prepare a proposal for the municipality that covers the setup, how the site will be monitored, and a programme for the local community.

Community programme

  • Environmental education days for local schools, on the marine ecosystem and the protection of the coast
  • An open day each year for residents, with local producers
  • Small cultural events in nature, organised with the municipality
  • Open to schools and organisations from neighbouring islands and areas

Next sites

In preparation

New sites are being prepared with the relevant municipalities. We announce each one only after it has been formally granted.

We are glad to present the model in person and to show on site how a setup is installed and removed.

Questions

Common questions

Do you build anything on the beach?

No. We use only seasonal, movable equipment, installed at the start of the season and removed completely at the end.

Does the beach stay open to the public?

Yes. The shoreline remains free for everyone and we do not fence off any part of the beach.

How is the format of a site decided?

By its access and character. Coves reached only from the sea get a minimal format with no commercial activity on the beach. Beaches with land access can host an organised seasonal site like Emirato, within the terms of the concession.

Which sites are next?

New sites are in preparation with the relevant municipalities. We announce each one once it is formally granted.
